Guaranteed Rent in London

Guaranteed Rent for Your London Property

Let your property to Banksia on a company let, and the rent arrives every month whether it is occupied or not

Banksia Limited is a corporate landlord. We take properties on for ourselves, pay you a fixed monthly rent for the whole term, and let and run them in our own name at our own risk. No commission, no management fee, no void periods, and no agent in the middle — we are never your agent, because we are your tenant.

How guaranteed rent works

Four steps, and you keep the building at every one of them.

1. Tell us about the property

Where it is, how many bedrooms, and its condition. A flat, a house, or a building suitable for letting as an HMO. One property or a portfolio.

2. We make you a rent offer

A fixed monthly figure we will pay you, and the term it holds for. It is our own offer to pay, not a valuation or an estimate of what somebody else might achieve.

3. We sign a lease or company let

Banksia Limited becomes your tenant. You keep ownership of the building throughout. Everything reserved to you, and everything we take on, is written down before anyone signs.

4. The rent starts, and we run it

Paid on the same date every month for the whole term, whether the property is occupied or not. We let it in our own name, deal with the occupiers, and carry the upkeep.

Two ways to let your property to Banksia

A fixed rent every month, or a share of the income. Banksia is the principal in both, and you keep ownership in both.

Guaranteed rent

A fixed monthly payment, occupied or not

Banksia takes the property on under a company let and pays you a set amount every month for the whole term, whether or not it is occupied. The letting risk sits with us, not with you.

No void periods

The same amount on the same date each month, unaffected by occupancy or by arrears.

No commission and no fees

Nothing is deducted for management, letting or finding an occupier. There is no agent to pay.

Running costs and upkeep covered

Cleaning, routine maintenance and the utilities and broadband agreed in the lease sit with Banksia.

Hands-off ownership with a predictable monthly figure. Banksia is the principal throughout: never a letting agent, and never your agent.

Income share

A share of the income, and you keep the freehold

Banksia takes the property on under a company let and runs it in our own name and at our own risk. You keep ownership of the building, and your return is an agreed share of the income the property produces. We are not your agent and we do not manage the property for you.

Nothing for you to set up

Banksia handles preparation, photography and presentation, under Banksia's own profiles and in Banksia's own name.

We run it end to end

Banksia oversees:

  • occupier and guest communications
  • move-ins, check-in and check-out
  • cleaning and linen
  • presentation and upkeep
  • safety standards and certification

Every occupier and guest relationship is between Banksia and them, not between you and them.

An agreed share of the income

Banksia acts as principal, not as your agent: we are not a letting agent, we do not find tenants on your behalf, and you have no tenancy or landlord relationship with any occupier.

Why we can pay rent on an empty property

A guarantee is only worth the business behind it. Yours is paid out of ours, not out of whatever your property happens to earn in a given month.

More than one kind of demand

Residents on assured periodic tenancies, local authorities placing households in temporary accommodation, and insurance relocation providers housing policyholders. A quiet month in one does not stop the rent in another.

A portfolio, not one property

Banksia lets homes and rooms across London. Your rent is an obligation of the business rather than a pass-through of one building's income, which is what makes a fixed figure possible at all.

We run it to a standard

Cleaning, routine maintenance, safety certification and licensing where a property needs it. A property kept in good order lets faster, which is our interest before it is ever an argument we have with you.

What you keep, and what we take on

You keep

  • Ownership of the building, throughout the whole term
  • A fixed monthly rent, or an agreed share of the income
  • The agreement in writing, with everything reserved to you set out before signing
  • One point of contact, which is Banksia and never an occupier

We take on

  • The letting risk, including empty months and arrears
  • The tenancy itself, granted by Banksia Limited in our own name
  • Cleaning, routine maintenance and the upkeep of the property
  • Safety certification, and licensing where the property needs it
  • Every dealing with the occupiers, including notices and deposits

No tenancy relationship between you and the occupier

No client money, because we never hold money for you

We take properties on, we never manage them for you

No commission, no management fee and no tenant-find fee

Guaranteed rent: your questions answered

The things owners ask us before they hand a property over.

What is guaranteed rent?

Banksia takes your property on under a lease or a company let and pays you a fixed amount every month for the whole term. The payment does not depend on whether the property is occupied, or on whether an occupier pays, because the letting risk sits with Banksia rather than with you.

How can Banksia pay rent on an empty property?

Because the rent we pay you is our cost, not a share of whatever the property happens to earn. Banksia lets to residents on assured periodic tenancies and also serves temporary accommodation demand, including local authority placements and insurance relocation stays, so a void between occupiers is our problem to absorb rather than a month you go unpaid.

Is Banksia a letting agent?

No. Banksia Limited is a corporate landlord. We take properties on for ourselves and let them in our own name, so we do no estate agency or letting agency work, we find tenants for nobody but ourselves, we do not manage property on an owner's behalf, and we hold no client money.

What does it cost me, and is there any commission?

There is no commission, no management fee and no tenant-find fee, because there is no agent in the arrangement. Banksia is your tenant and pays you rent. The figure we agree is the figure you receive.

Do I still have a relationship with the people living in my property?

No. The tenancy is between Banksia Limited and the resident. You have no tenancy relationship with any occupier, you serve no notices and you make no decisions about their home. You deal only with Banksia.

Who pays for repairs, cleaning and maintenance?

Banksia carries the day-to-day running of the property, including cleaning and routine maintenance, and the repairing obligations that fall on a landlord during a tenancy. Anything reserved to the owner under the head lease, such as the structure of the building, stays with the owner and is set out in the agreement before it is signed.

How long is the term?

It is agreed with you before anything is signed rather than fixed in advance, because it depends on the property and on what you want. Owners who want certainty for several years and owners who want a shorter commitment are both workable.

Do I need consent from my mortgage lender or freeholder?

Usually yes. A company let is a different arrangement from an ordinary tenancy, so most buy-to-let lenders and most head leases require consent for one. We will tell you plainly what is needed for your property rather than leave you to discover it later, and we will not ask you to sign anything that puts you in breach of your own lease or mortgage.

Does the property need to be furnished or refurbished first?

Not necessarily. Where a property needs furnishing, work or a licence before it can be let, Banksia arranges and pays for that as part of taking it on, and what we are doing is agreed with you in writing first.

What kinds of property does Banksia take on, and where?

Residential property across London, including flats, houses and buildings suitable for letting as a house in multiple occupation. We take on single properties and portfolios.

What kind of tenancies will be granted in my property?

Assured periodic tenancies under the Housing Act 1988 as amended by the Renters' Rights Act 2025. Assured shorthold tenancies no longer exist in England. Every tenancy is granted by Banksia Limited, deposits are protected with mydeposits, and Banksia is a member of the Property Redress Scheme.

Is this an investment?

No. A lease or company let with Banksia is a property arrangement in which you keep ownership of your building and we pay you rent. It is not an investment, Banksia is not authorised or regulated by the Financial Conduct Authority, and nothing on this website is an offer or an invitation to invest or a financial promotion.

Find out what we would pay for your property

Tell us where it is and how many bedrooms, and we will come back with a fixed monthly figure and the term it holds for. Whether you want a guaranteed rent, a share of the income or something between the two, you are speaking to the company that will be paying you rather than to an agent looking for an instruction.

Banksia is a corporate landlord. We take properties on for ourselves under a lease or a company let, and we are the principal in every arrangement. We never act for a landlord or on a landlord's behalf: no estate agency, no letting agency, no tenant-finding for anyone but ourselves, no property managed on an owner's behalf, and no client money held. Where Banksia lets residentially it does so in its own name under an assured periodic tenancy, and the occupier's agreement is with Banksia and not with you. A lease or company let with Banksia is not an investment and nothing on this page is a financial promotion.
